Hey y'all

My landlord got notice from the city of victoria that she needs to change my 4-plex back into a duplex asap. Apparently she has know about this for 6 months and yet only gave me 1 months notice. Nice eh? I am having 1 hell of a time finding a place. I have been in my place for 8 yrs so I really dont even know where to begin. Ive tried craigslist and used vic but so far there is nothing I can afford.

I am looking for a pet friendly suite under 750 pref with utilities included. I am a single quiet working female with very well behaved pets. My pooch is 3-legged and old so not likely to wreck anything. I am looking for a LEGAL suite as I dont want to have to move again anytime soon. Also I work at 6am everyday so hopefully I would like to find a place that is pretty quiet.

Any leads would be greatly appreciated!!! - Thu, 26 Jun 2008 4:57pm

best of luck! finding a place in this city sucks! me and my GF totally fluked out and found a 2 BR suite on quadra across from crystal pool for 800- we almost had to break down and go back to a 1 BR apt in an apt block but i said fuck that - we had our notice in on the 1st of june and had been looking since mid-may and hadnt found anything, we signed the papers for this place on the 21st - talk about cutting it close haha.

like i said, i really hope you find something - its hard enough when you dont have pets - me and my GF have had 2 cats, brothers, for over 5 years and easily 85 percent of places here REFUSE to allow pets.

surprisingly enoough in Ontario it is ILLEGAL to NOT accept pets - go figure. - Sun, 29 Jun 2008 12:49pm

Hey, take your landlord to Arbitration… first of all, it is mandatory that she give you two months notice and your second month is free, if you move out before the second month she has to pay you a credit for the rent, and she has to return your damage deposit plus interest 15 days after the tenancy ends if not she owes you double! It only costs $50.00 for Arbitration, and you WILL win….good luck … - Mon, 30 Jun 2008 9:47am

Don't waste your time with arbitration, it'll just make you angry and bitter, and waste your time.
The Landlord CAN end the tenancy with one month notice if;

"The tenant must vacate the rental unit to comply with an order of a federal, provincial, regional or municipal government authority."

I've been involved on both sides (Landlord and Tenant), and can honestly say arbitration favours the Landlord in most cases. It sucks, but you'd probably be better served by moving on. It's not like you'll win the right to stay, and IF you win a monetary reward you'll likely spend more time trying to collect than its worth. - Mon, 30 Jun 2008 1:58pm

The first thing I did when I got the notice was go to the residential tenancy branch. Because it is a govt ofrder I dont have a leg to stand on. I really think its too bad my landord isnt offering to pay moving costs or discount the rent considering I have lived here for 8 years. But I believe in kharma and hopefully she will get screwed over big time in the renos! - Mon, 30 Jun 2008 5:02pm

AM i missing something here? Does the law now require more than a months notice. Why is the landlord wrong in this situation? Landlord may have known for 6 months but that doesnt change the fact that a 30 days notice is all thats needed. A landlord has no requirements to relinguish personal information regarding the property. That statement has nothing to do with the tenant looking for a place. It is a general statement. Landlords only need to give 30 days notice. If a tenant has an on-going lease (month-month)with a landlord and decides that they wish to move from the area in 18 months time. Should the tenant be required to tell the landlords "Hey, im moving in 18 months!"
The landlord would say "Fuck that heres your 30 days notice" Tit for tat. The landlord didnt say anything because they were afraid that the tenant would leave. Its simple business. June is the best month of the year to look for a place anyways.
The 30 days notice is there so that neither partys are required to relinguish long term plans. - Tue, 1 Jul 2008 12:31am Edited: Tue, 1 Jul 2008 12:33am

I was just trying to help! A lot of tenants don't know that if a landlord gives you notice for renovations to the property, which is what I thought you meant by turning it back into the duplex.... they must give you two months notice. And the compensation as stated above...I like to spread that word...because it helps a lot of people in shitty situations...so whatever...and I’m sorry to say that $750 is low for a one bedroom, I just rented a bachelor to someone for $900.... and the dog thing? Good luck...best to see a mortgage broker and buy a house. It’s damn near impossible in this city...we had a two bedroom house, that allowed dogs for $2800 and it went the day I put the ad on Craig list...we have a few high end condo's that allow dogs but with Strata bylaws...they have to be under a certain size and they are renting for $2500...cost of living is high here ...and it's only going to get higher as it gets closer to 2010...but there are the odd places out there that do come up for cheap.... I’ll keep my eyes pealed for you! - Tue, 1 Jul 2008 8:34am

Constructive comments? Hmmmm . . . .
Have you tried UVic off-campus housing? It's not just for students.

Also, I hate to say it but your dog's really holding you back. Finding a new home for it would open up way more options to you.

Good luck - Tue, 1 Jul 2008 8:38am

the boardwalk on north park usually has places for rent and they DO allow dogs(depending on your landlord per condo). But when I lived there; there was alot of small-mid sized dogs. And 750$ is v. low for a 1 bedroom now... I pay 700$ in oak bay and luckily the rent hasn't gone up EVAR!!

True, I don't know you.
Tell me, what else would be "frikkin ridiculous" to say? I certainly wouldn't want to offend.
Of course, I did preface my statement with "I hate to say it but . . .", and what I said was little different from Bounce's "and the dog thing? Good luck" comment . . . but I'll let that slide. . .
Finding your dog a new home and giving it up are two entirely different things. If you were at all creative you'd see there are options in there. If you're not willing to explore those options, fine. I merely offered it up as an objective observer.

There are a lot of homeless people with dogs. I'd never actually made the connection before. Thanks for opening my eyes. - Tue, 1 Jul 2008 11:46pm

"Finding your dog a new home and giving it up are two entirely different things"

how so? a dog grows an attachment for its owner/master. Whos to say that attachment is any less equivalent to a child's attachment to their parents? And what happens in a case where a child is a hinderance to someone's ability to find a new home? YOU WORK AROUND IT. So while you may think its "that easy"; keep in mind that these animals can experience depression, madness, lonliness just as much as a human being could. Just because they cant talk to us; doesn't mean they're any less worthy. I realise that you weren't the only one commenting on the "dog issue"; but all things said, what you did say was the cheap easy cop-out. Even in desperation theres always a way! - Wed, 2 Jul 2008 12:11pm

Wow this got out of hand...I’ll blame me...lol...but really I was trying to help...and yes I made a comment about the dog, not to get rid of it, but more like, I’m sick of hearing sad stories about pets being abandon and left at shelters just because the bonehead owner didn't plan ahead. You shouldn't be a dog owner unless you’re a homeowner...really...that's what it boils down to. I know I’m going to get a lot of flack for that one! But hey it's true, if your a renter, you are paying someone else’s mortgage and there are not guarantees your going to have long term tenancy. Therefore you are susceptible to being asked to leave at anytime, and then where does that leave you…in a town full of home owners who refuse to rent to people with pets…Speaking from personal experience with renters, most are good, but there are some who’s pets have caused thousands of dollars in damage to the property and their damage and pet deposits don’t quite cover it…this happens with tenants without pets to though…and the owners eat the cost. One bad experience with a tenant with a dog, and they may never rent to one again!…sad but true, and I know it’s hard to afford to buy right now, but when you make the HUGE decision to become a dog owner you need to make sure you have long term plans for shelter…

PS. Jessycho I know you said it was a joke to post on here, but did you check out the pet friendly rentals sights? - Wed, 2 Jul 2008 2:40pm

When you go on a public forum seeking help you will get a broad range of responses. If your lucky one or two will be useful. I'm sorry you didn't like what I said, but I don't apologize for it.
But now, back to the game at hand, specifically quoting other people's posts and picking them apart . . . .

"Whos to say that attachment (to a dog) is any less equivalent to a child's attachment to their parents?"
Talk to any parent, shit for brains. If I had to choose between my daughter or the family pet, who do you think I'd choose? Asshole

"what you did say was the cheap easy cop-out."
Oh, really? I'd say separation is one of the most difficult things a person can bear. I would have extreme compassion for someone who had to make that choice, but it sounds like you only want to judge. You insensitive prick.

"awfully selfcentered approach to a situation like this"
Really? It seems you only posted so you could get some attention. Maybe you're the self-centered person.

"where theres a will, theres a way"
What are you, nine years old? Life is complex. Sometimes a person has a dilemma. If you had to choose between your home and your pet, what would you choose? Would you give up a basic need like shelter for the sake of your pet? Tough choice. What do you have the WILL to do? You may choose differently than I, but I'd still respect your choice even if I didn't support it.

You know, people do sometimes settle for temporary situations when an acceptable permanent one is not available. That's all I meant by pointing out the dog was making this person's search more difficult. The fact that you idiots are too thick to figure that out is very, very sad. - Wed, 2 Jul 2008 6:33pm

Even if the thought crossed my mind for 2 seconds to place my dog in a new home I doubt very much anyone would adopt a 3 legged 8 yr old 100 pd dog that has a 50/50 chance of his cancer returning in the next 6 months. If I only have 6 months left with him I sure as hell am not going to give up any of the time I have left.

PS. Thanks Trev. I know Ill find a place. Obviously not from the help from most of these "helpful" people on here. If not I have lots of couches I can crash on until I find a place. - Thu, 3 Jul 2008 5:30am

lol i never mentioned that a person/parent would choose between the child and a pet you fucking illiterate moron. I said the ATTACHEMENT of the animal to YOU should be considered on par with an attachment of a child to a parent. Not to chose your devotion in a situation like this.
All I was trying to say was that its not impossible to find a place for you and your dog. You were the one to say that getting rid of the dog would open up more options to "said person", without knowing the personal attachment/companionship that that person has with a dog. I could tell from the first post that losing the dog wasn't an option. Maybe its yourself that needs a bit of a check and a pill. - Thu, 3 Jul 2008 4:39pm Edited: Thu, 3 Jul 2008 4:41pm

This has nothing to do with the original post.

You know JDL, when you capitalize your mis-spelled words it kind of deflates your accusation of me being illiterate.
. . . and that's AFTER you edited your post. Too funny.
And since you clearly missed my more subtle point. . . well it's probably a lost cause but here goes . . .
When I said "back to the game at hand" I was refering to you people who like to quote others, then impose your own assumptions as to what they meant, and then choose be offended over something that was never said. I was merely illustrating how easy it is to do.
THe fact that you took the bait is your problem.
Personally. I consider life wayyyy too short for this shit. - Fri, 4 Jul 2008 11:39am

lol, man...im simply defending the rights of animals and the attachment they have towards their respective owners. People like you dont give 2 shits about a dog, from your respsonse earlier about it "holding you back". As for spelling, meh whatever. btw, i didn't even change anything but add one little tid bit of info on there; and I believe it was "you fucking illiterate moron" instead of "you illiterate moron". If you really needed to know.
Anyhow, its too bad you dont feel more strongly about animals... they can be a great friend. - Fri, 4 Jul 2008 5:25pm
